What's Inspected
Areas of Inspection
Roof: (Inspected from ground level or eaves)
· The roof covering
· The gutters
· The downspouts
· The vents, flashing, skylights, chimney other roof penetrations.
· The general structure of the roof from the readily accessible panels, doors or stairs.
Note: I will make every effort to walk the roof, but due to different pitches, weather conditions, age of the roof, I am not able to guarentee this service
Exterior:
I will inspect:
· The siding, flashing, and trim.
· All exterior doors, decks, stoops, steps, stairs, porches, railings, eaves, soffits, and fascias, directly attached or adjacent to the building.
· Report as in need of repair any spacings between intermediate balusters, spindles, or rails for steps, stairways, balconies, and railings that permit the passage of an object greater than 4” in diameter.
· A representative number of windows.
· The vegetation, surface drainage and retaining walls.
· Surface grade directly adjacent to the building.
· Describe the exterior wall covering.
Basement, Foundation & Crawlspace:
I wil inspect:
· Foundation system.
· Framing system.
· Visible structural components.
· Any present conditions or clear indications of active water penetration observed by the inspector.
· Crawlspace.
Attic Areas and Roof Framing:
I will inspect.
· Framing.
· Ventilation.
· Insulation in unfinished areas and report on the general absence or lack of insulation.
· Mechanical ventilating systems.
Heating:
I will inspect:
· The heating system and describe the energy source and heating method using normal; operating controls.
· Condensate drainage for any visible signs of blockage.
· And report any electric furnaces, which do not operate.
· And report if furnace(s) is inaccessible.
Cooling:
I will inspect:
· The central cooling equipment using normal operating controls.
· Condensate drainage for any visible signs of blockage or improper operation.
Plumbing:
I will inspect:
· The visible drain, waste and vent systems.
· Water supply piping.
· Verify the presence of and identify the location of the main water shut off, if accessible during the time of the inspection.
· Inspect and determine if water supply is public or private.
· Inspect and report as in need of repairs commodes that have cracks in the ceramic material, are improperly mounted on the floor, leak, or have tank components which do not operate.
· All faucets for, leaks, proper installation, identification and orientation of hot and cold faucets.
· Drain stops and report as in need of repair mechanical drain-stops that are missing or do not operate when installed in sinks, lavatories and tubs.
· The hot water heater for the presence or absence of temperature-pressure relief valve(s) and/or Watts 210 valves.
· Drainage sump pumps, testing sumps with accessible floats.
Note; I will, flush toilets, run water in all sinks, tubs, and showers.
Electrical:
I will inspect:
· The service line.
· The meter box.
· The main disconnect.
· A random sample of switches, receptacles, outlets and lighting fixtures, and AFCI receptacles/breakers.
· GFCI receptacles.
· For the presence of smoke detectors.
· Test smoke detectors that are readily accessible.
· The doorbell.
Interior:
I will inspect:
· A representative number of doors and windows.
· Walls, ceilings, stairs, rails and report any deficiencies based upon commonly accepted industry standards.
· Permanently installed cabinets, cooktops, dishwashers, mechanical vents, ovens, and food waste disposals.
· Garage door and report the absence of electronic sensors.
Fireplaces:
I will inspect:
· Chimney exterior, spark arrestors, firebox, hearth extensions.
· And operate the damper door if readily accessible.
· And report as in need of repair, deficiencies in the lintel, hearth, and material surrounding the fireplace, including clearance from combustible materials.
